What is the SDREOS Journal?

It is the appendix the desk always meant to publish. Every district in the book gets read the same way — pricing against the district’s own calendar, rent rolls against real operating numbers, exposure windows against how buyers actually move — and most of that reading never made it onto a page. The Journal is where it now does. Entries are short, question-led, and written to be quoted: if a note cannot stand on its own a year from now, it does not run.

Why keep field notes at all?

Because most real estate commentary is either a headline or a brochure. A headline ages in a week; a brochure was never meant to inform. A field note is different. It is dated honestly, it is scoped to a district or a decision, and it stands on the record behind it — the same record set out on the about page: a California broker’s license held since 2002, more than 25 years in San Diego real estate, and a career of closed work across every district in the county. Notes written from a working desk read differently from notes written for one.

What will the Journal cover?

The same three desks as the practice, in the same order of conviction. The invest desk leads: cap-rate reading, 1031 timing, ADU and small-multifamily math, and the long-hold logic that makes San Diego a portfolio rather than a purchase. The buy and sell desks follow — entry discipline, exposure strategy, and how negotiations actually resolve. And the districts thread through all of it, with deliberate weight on the South Bay: Chula Vista is the county’s value story, from the master-planned east side to the emerging bayfront, and the Journal will treat it as a first-class subject rather than a footnote.

Where should a reader start?

Start where your money is, or where you want it to be. Each entry is tagged by district and by desk — buy, sell, invest — so a reader holding in one neighborhood can follow only that thread. The districts index maps the eleven holdings the desk carries; every Journal entry links back into those pages, because a note is only useful when it connects to a position you can actually take.

The Journal publishes on an honest calendar — entries carry the date they were written, nothing is back-dated, and nothing is refreshed cosmetically to look new. It is a working notebook made public. Welcome to it.
